When it comes to Real Estate Sales there is an old saying about wanting the best of both possible worlds, full service with discount prices. We’re not sure exactly where that came from, however we do know that home sellers now are able to experience that in an increasing number of markets. Neighbors see their neighbor’s houses selling and it all generates more business, and it allows seller to have more flexibility to sell their home and make more money on their sale.


The Seller can use this savings to help the buyer with closing costs or lower their sales price or they can pocket the savings and use it as the down payment on the purchase of their next home. Bottom Line with Flat Fee Multiple Listing Services, For Sale By Owners, are give the marketing power of the MLS without paying full price for both sides of the Real Estate Commissions and allowing them to save thousands of dollars on their sale of their home.

Palm Springs Realtor Wins Truck With One Swing

At the 2007 Kraft Nabisco million Hole In One contest local Palm Springs realtor Diane McMillan was surrounded by veterans of the game. She not only faced professionals but also amateur golfers who had won prizes in the event before. With a single swing of a 5 iron, she won her very own vehicle in her first trip to the contest finals.

The event was the opening activity of the Kraft Nabisco Championship, the first LPGA major championship of 2007. McMillan made the 135 yard shot which landed just 5 feet 1 inch form the cup on the 18th hole of the Mission Hills Country Club. She made a shot that was not only better than the amateurs but also better than the 10 professionals that were in the event.

McMillan and nine other golfers qualified for the main event through daily events at the College Golf Center in Palms Desert and Tahquitz Creek Golf Resort in Palm Springs, and then a semifinal round on Sunday. The amateurs were each paired with an LPGA pro for the event, with the team splitting million if either golfer made an ace on the makeshift par 3 in the middle of the par 5 18th hole. McMillan was paired with professional Stacy Prammanasudh.

McMillan who was hitting third replaced her 6 iron with a 5 iron after a stiff breeze came up. After she made her shot, she then had to wait for the next seven amateurs to hit. Pat Guenther, the only other woman in the field, hit her shot to 13-7, but that was as close as anyone came to beating McMillan. She said she knew she was pretty close but did not know for sure if she had won. She said she spent 0 to qualify for the event which was a fundraiser for United Way of the Desert.

In a celebrity competition before the amateurs played, former Super Bowl and Heisman Trophy winner Jim Plunkett won ,000 for his charity, Vista for the Visually Impaired and Blind. Plunkett had the winning shot that was 12-7, beating the best shots of actress Kassie DePavia, actor Jamie Farr and baseball Hall of Famer Brooks Robinson.

After her victory, McMillan celebrated with friends and even briefly talked to her mother on the phone. She then learned the details of how she could pick up her new Toyota Tundra truck. The display truck was black but she says that she has the option to pick any color she would like. She says she thinks she will pick white.

New and Improved MLS Refresh Listings System

Interviewer: Today we are talking with Kevin Best, Account Manager for Metrolist, and Kevin welcome to the show.

Kevin Best: Thanks Dan, glad to be here.

Interviewer: Well, we are talking about a very popular topic, “Refreshing Listings”. What’s the whole purpose behind refreshing listings in the MLS, how will you describe it for people?

Kevin Best: Well, why you would refresh a listing is you want it to be able to be redistributed to all of the new listing searches that brokers do as well as the prospect match e-mail system that Metrolist provides for the brokers.

Interviewer: All right, and so Metrolist has made some changes now to the refresh listing functions, is that correct?

Kevin Best: That is correct. As a user you are going to see very little changes. When you refresh your listing, it’s still going to be distributed the same way it is today to all of the “new search” searches being run as well as the prospect match e-mail system. However what will happen in the background is instead of showing a withdrawn in the listing history, it will actually show refreshed. By doing that our new MLS numbers will be much more accurate as well as our withdrawn listings.

Interviewer: All right, now how does this, when somebody does this, how is it going to impact statistics?

Kevin Best: With the new listings one of the challenges in the past has been that every time I refresh the listing, I got a new MLS number and it counted as a new listing.

Interviewer: Okay.

Kevin Best: In this instance, once this product is up and running you will no longer get the new count however it will still function as a new listing. The same on the withdrawn side, when I “refresh”, it took the withdrawn listing it created a line item for withdrawn and you could never really tell how many properties were truly withdrawn off the market.

Interviewer: But it doesn’t sound like it affects my search for new listings or prospects. Is that right or doesn’t?

Kevin Best: It does not.

Interviewer: Okay.

Kevin Best: Everything from that function is going to be exactly the same way.

Interviewer: All right, now here is an important distinction, by refreshing we’ve got to emphasize that you are not necessarily affecting days on market, is that correct?

Kevin Best: That is correct. Your total days on market will continue to be calculated the same way it is today, the same way it always has been based off the original list date of the property.

Interviewer: Now if I wanted to affect days on market and have it show as zero, I would have to withdraw or take the property off the market for what 30 days?

Kevin Best: 30 days, enter it back into the system on the 31st day and your days on market will go back to zero. Listing history will show the listing history, obviously, but the days on market will reset to zero.
