What is an MLS listing service? An MLS listing service is a service provided by a licensed broker-member of your local MLS, whereby your property is placed on the MLS database for a flat fee. In many ways, it is like listing your property in the MLS while maintaining For Sale By Owner status. I say “like” because technically you are no longer a true For Sale By Owner. Being listed by a broker allows you a number of benefits, though. While you still can handle your own negotiations of contracts, you have access to state association-approved Realtor® purchase contracts and other forms. These forms have been refined and are catered to a particular state and/or area. Additionally, being listed in the MLS allows a seller to offer a commission to any broker-member who brings a buyer that successfully purchases the property. The amount is determined at the time of listing; 2.5 to 3 percent of the purchase price is not uncommon, although there is no set amount required. Some sellers do not like to be required to offer anything to a buyer’s agent, or like the flexibility to offer whatever they feel like at that time. It is important to understand how the system works, however, and that offering a set amount of commission upfront will allow not just one Realtor® but the entire Realtor® community to seek out buyers and show them your home with confidence that they will be paid an upfront, agreed upon amount. In a way, you are hiring an entire sales force to help sell your home.

It is important to understand that all MLS’s are local. Being placed on the Phoenix, Arizona MLS (called the Arizona Regional MLS) will not benefit a seller in Payson, Arizona very much; their home should be placed on the Payson, Arizona MLS (called the Central Arizona Board of Realtors® MLS). MLS Soccer: Sounders vs Rapids Odds – 10:10pm EST

The Seattle Sounders will play in a must win vs the Colorado Rapids on Sunday night from Qwest Field at 10:10pm EST in a game that can be seen on Fox Soccer Channel and Fox Sport en Español. Online sportsbooks have the Sounders +110 money line favorites in MLS soccer betting odds vs the Rapids +220 while a draw would return +210. Bookmakers also have Seattle PK (-150) favored over Colorado PK (+115) in point-spread MLS soccer odds while the over/under betting total is sitting at 2.5 UNDER (-142). Blaise Nkufo will make his first competitive start for Seattle as the Sounders are in need of all three points if they are expected to make the playoffs.

Seattle is in a tie for sixth place in the Western conference with 19-points going 5-8-4 on the season while the Rapids are in fourth place in the West with 23-points going 6-4-5 on the season. Colorado had a strong start to the season in MLS betting but have gone just 0-1-4 in their last five games and are desperately searching for their first win since June 5th. Seattle has had a busy schedule since the World Cup break playing in; four League matches including a 1-1 draw vs FC Dallas and 1-0 win vs DC United last week, two Open games and a 1-2 loss in friendly competition vs Celtic. This will be the fourth all-time meeting between the two squads since 2009 with a 2-2 draw last year, the Sounders taking a 3-0 win in May of 09 and a 1-0 win for the Rapids in May for this season. While the Sounders vs Rapids will conclude Sunday’s MLS soccer action, earlier in the day International friendlies will feature the New York Red Bulls vs Manchester City at 3:30pm EST and the Kansas City Wizards vs Manchester United at 6:00pm EST.

Searching the business for sale listings online can be a very trying experience – especially for those who are unaware how difficult it may be to find a good business for sale. 

The market to find an existing company to purchase in Ontario is quite illiquid, relatively speaking.  For example, in the real estate market there exists a central clearinghouse for real estate listed with a brokerage – the multiple listings service (MLS).  Most businesses for sale, however, are not listed on the MLS (for some good reasons) so the same efficiency in the business re-sale market does not exist unfortunately.

This article will look at some reasons why most businesses listed with a business broker are “exclusive listings” and why the business re-sale market is not as liquid as the real property market.

Business brokers take on ‘exclusive’ listings
Selling a business through a business brokerage usually means signing on with the brokerage with an ‘exclusive’ listing and not a ‘multiple’ listing.  The main difference is that an exclusive listing is listed with a specific brokerage and the information does not get shared with the other brokerages that are a part of the local board.  Also, most business brokers do not “co-operate” with other brokers or agents.  That means that they take on the full responsibility of finding the buyer for the business they are selling and do not pay out partial commissions to other agents.  As a business owner, you may think that this does not make a whole lot of sense.  There is, however, very good cause for the way things are done.

Selling a business through an exclusive listing
Business brokers take on exclusive business listings for a variety of reasons:

- Selling a business requires a specific skill-set and knowledge base that other agents do not possess.

- A business sale must be “win-win” and the role of the business brokerage professional must be that of the neutral deal maker.  Introducing another agent would minimize the ‘win win’ mindset and bring on a confrontational perspective

- A business broker must be an advocate for the deal.  Buyers and sellers expect the neutral intermediary to work closely with their advisors in order to nurture the deal.

- Selling a business requires detailed knowledge of that business.  A “buyer’s agent” would not necessarily have the depth of knowledge about the business and that could create a disservice to both parties.

For these reasons, it truly is a better scenario if the business intermediary is “exclusive” and represents both parties in the transaction.  The downside to this is that this precludes listing a business for sale on the MLS (or similar) system.  Business brokers then must rely on their own advertising and marketing skills to generate awareness that a company they represent is being sold.

Marketing a company that is looking to be sold is usually done online but also through a business broker’s own sphere of influence, personal networking, database marketing and sometimes traditional mediums such as newspapers or magazines.
