There are many benefits from MLS that are enjoyed by the people of San Diego. MLS, or Multiple Listing Service, is used by realtors, buyers, and sellers in San Diego to aid in the search for real estate. Sand Diego MLS has become a vital and critical ingredient to real estate success, but it wasnt always that way. Realtors, buyers, and sellers in the past have had a much more difficult time gaining access to properties, making the process of buying or selling a house take longer and very stressful for all involved.


San Diego MLS: Pre MLS Times


Before there was such a thing as the Multiple Listing Service, or MLS, every single real estate company in San Diego had to maintain its own private inventory of real estate listings. The listings were handled by that real estate company, and realtors and brokers from other companies were not allowed to show a property or sell it without specified permission from the company that had listed it. The world of the real estate business was extremely competitive and rather protective of the properties that they had listed. San Diego sellers would have to search for permission quite often to show other companies properties, and oftentimes, the companies who did have a certain property listed would not make information on it available to any other realtor that was from another company. Because of this, every time a potential buyer found a property that he was interested in, he would have to find out what company was selling the house, find out who the realtor for the company was who was responsible for selling the house, and contact whichever specific realtor had their name on the FOR SALE sign that was out on the front lawn. It becomes apparent that the buyer who has a list of 15 available properties might have to set aside a significant amount of time to ask for information on them from 15 different realtors!


San Diego MLS: Benefits to Property Buyers


Before the days of MLS, people who were looking to purchase real estate would have no choice but to work with many different companies who had many more different realtors to try to explore a wide range of potential and available properties. The process often took a much longer time than today, in part because of the amount of searching that buyers had to do with so many different people. These days, thanks to MLS, San Diego buyers have the benefit of being able to work with any realtor for access to any property on the market. This really helps the buyer not only maintain a much higher range of available properties, but the buyer also can form a close relationship with one realtor, instead of repeating his introductions to 10 or 15 different brokers during his search.

Since realtors before MLS only had access to their own listings and not those of other companies, each company usually would sell ONLY their own listings and would not give access to those listings to other companies. And of course, with more exposure comes a greater potential for more business, more offers, and more successful transactions, all with the help of San Diego MLS.

In many areas around the country people have been sitting on the sidelines think that things are going to go lower or rates are going to go lower or many other reasons that has postponed their purchase. But the fact is there has never any time in history has there been the perfect storm to purchase real estate. It does not matter if it’s a first home, replacement home or commercial real estate the numbers are all in alignment with the stars.

The First fact that makes it the best time!

Over the years interest rates have gone up and down there has been additional cost associated with making a purchase. Since the collapse of the mortgage and real estate markets since 2007 the changes that have been put in place have worked to make easier for people to save money when buying. The fact as to interest rates as of this writing interest rates are lower today than they were in 1956 at that time the rate was 6%. There were not options at that time like this is today. We did not have 15 year or 20 year payment terms. We also did not have adjustable rates and you could not get the seller to assist you with buying down the rate. Since today there are so many options available to a person who wants to purchase you can really set down a detailed plan of financing that will fit into your budget. Today you can receive a 30 year fixed rate loan as low as 4.50% which means that for every hundred thousand of mortgage amounts you would only pay 0.00 per month, plus taxes and insurance. Now think about this that is 0.00 per month for 0,000 home plus you would receive a tax credit for the interest paid over the cost of a year.

Now the plan gets better for the Buyer.

With the decrease in real estate values over the last three to four years since the markets started to collapse prices of homes have become more affordable to many who could not buy a few years ago. If you’ve been looking to find the perfect property in Mexico, using a Mexico realtor can help eliminate some of the legwork that needs to be done so that you can purchase the perfect piece of Puerto Vallarta Real Estate. Instead of locating properties on your own and trying to coordinate viewings and inspections, Puerto Vallarta realtors can help you to complete all of these necessary tasks so that all you need to do is view each property and make a decision about which piece of Puerto Vallarta real estate you want to purchase. To start working with a realtor, you’ll need to choose someone who has a work style similar to yours. Choose someone who is too passive and you may start to feel like their commission will not be worth the work they have done for you. Choose someone too aggressive and you may feel like the realtor is trying to take over your decision making process. Once you’ve chosen the best realtor for your situation, you can start working on finding the best Puerto Vallarta property for your needs by providing the realtor with a list of details that you require for each property. Calgary REALTOR and Choosing the Right One

Are you currently looking high and wide for a Calgary REALTOR®? Or maybe you have decided to make a move and you are not sure where or how to start your search.

There are currently just over 5000 Calgary REALTORS® as of March 25th according to the Calgary Real Estate Board. There are a few stats that I have heard that perhaps you should consider before you start your Google search or begin asking your Facebook and Twitter friends for REALTOR® referrals.

Now bear in mind I am not able to substantiate these stats however they come some pretty reliable sources! The first one relates to the number of REALTORS® that actually closed a transaction in 2009…Out of the approximately 5300 licensed Agents at the time only 40% actually did a transaction!

That is 60% of 5300 Agents NEVER helped someone buy or sell a home! In 2010 there wasn’t much difference in that stat..in fact it got a little bit better coming to about 50-50, that is 50% of all Agents helped sell or buy a home.

So what do these stats mean?

Well it means that in selecting the Calgary REALTOR® that you want representing you, you need to be careful. You will need to make sure that the Agent you interview is actually (in my opinion) a full time REALTOR®. That the person you interview can give you stats on their sales history and that they have a proven record, and also what additional training they may have to be able to help you out.

There are a lot of part time REALTORS® out there and the stats above give proof to that statement. I feel I can honestly speak to this because I started out as a part time REALTOR® 4 years ago. I quickly realized that I was doing a disservice to my clients in “wearing two hats”. I needed to make a decision, and did so in April of 2008, when I left my 6 figure a year job to go into real estate.

How will you keep in contact with me?
How do you determine price?
Can you give me tips on making my home saleable or marketable?
How much do you charge?
Can you provide me with references?
Searching Online for your Calgary REALTOR®

According to NAR or the National Association of REALTORS® out of the US, 92% of all buyers and sellers are starting their search online not only for their next home but also for a REALTOR®

Something I can suggest to you if you are not sure where to start is ask your friends and family for referrals. Go to Facebook and Twitter to see if you can get some solid leads on finding a Calgary REALTOR®.

Also for the people that you choose to interview, make sure to do a Google search on them to see what kind of “digital footprint” they have. This is in my opinion is one of the most important things in being able to market homes and help buyers find homes. Not having a web presence in 2011 is a HUGE mistake for the average REALTOR®.
