Southern California Inland Empire Foreclosures Rise Last Month

The two-county Inland region once again led Southern California in the rate of foreclosure-related filings, including notices of defaults, trustee sales and lender repossessions. In Riverside County, 7.9 percent of homes faced foreclosure and in San Bernardino 6 percent of homes entered the foreclosure process. Riverside County’s foreclosure-related filings last month totaled 7,960, an increase of 30 percent from February and 127 percent from March 2007. San Bernardino County had 6,182 filings, up 25 percent from February and 118 percent from a year earlier.

Foreclosure activity is expected to peak later this year based on subprime mortgage resets, said Leslie Appleton-Young, chief economist for the California Association of Realtors.

RealtyTrac reported that foreclosure filings on 64,711 homes were recorded in California in March, the most for any state for the 15th consecutive month. California’s foreclosure activity last month increased nearly 21 percent from February and almost 106 percent from a year earlier.

How to Track Multi-Year Grant Budgets in QuickBooks

Because Quickbooks budgets only span a single fiscal year, a common problem facing nonprofits using QuickBooks is how to deal with budgeting multi-year grants.  Here are step-by-step instructions for how to use jobs and estimates to accomplish this:

1.  Turn on the estimates function at Edit > Preferences > Jobs & Estimates > Company Preferences.  You may also want to turn on progress invoicing if you will be invoicing the grant in stages.

2.  Create a Customer for each granting agency and a job for each individual grant.  Go to the Customer Center and click on New Customer & Job.

3.  Create double-sided service items for each expense category of the grant.  Go to Lists > Item List, click the Items box and select New.  Make sure to map them to both a revenue and expense account by checking the box next to “This service is used in assemblies or is performed by a subcontractor or partner”.  

4.  Create an estimate for each grant.  Go to Customers > Create Estimates.  Select the Customer: Job you created for the grant.  Add a line for each expense category you created and enter your budget expense in the Rate column.  You can use the Markup column to add a % for overhead expenses, but most granting agencies like to see this broken out in a separate line.

5.  You can send your estimate to your granting agencies as a grant proposal by selecting either print or email.  You can customize it–change columns, headers/footers, etc.–by selecting Customize, and then Additional Customization.

6.  Once the grant is accepted, you might want to consider turning it into a sales order so you can keep track of grant proposals vs. accepted grants.  First, turn on the sales order function at Edit > Preferences > Sales & Customers > Comnpany Preferences.  Once you do, you can turn an estimate into a sales order by clicking on the little down arrow next to Create Invoice.

7.  Make sure to use the items you created for each expense category on all your purchase transactions.  All the purchase forms (Enter Bills, Write Checks, Enter Credit Card Charges) default to the Expenses tab, but there’s an Items tab just to the right.  Select the Items tab, enter the item for the expense category you’re paying and enter the customer:job for the grant.  If it is a reimbursement grant, keep the Billable box checked.  You may also need to turn on the “Create Invoices from a list of time & expenses” function at Edit > Preferences > Time & Expenses > Company Preferences.  Note: You can have both Expenses and Items on the same purchase form if you are making a payment for both grant and non-grant expenses.

8.  If you are making purchasing or using subcontractors on behalf of the grant, you might want to consider using purchase orders.  First, turn on the purchase order function at Edit > Preferences > Items & Inventory > Company Preferences.  Once you do, you can turn an estimate into a purchase order by clicking on the little down arrow next to Create Invoice.

9.  You can turn an estimate into an invoice by selecting Create Invoice.  However, if you turned an estimate into a sales orders you should create the invoice from the sales order instead.  Otherwise, the sales order will always remain open.  If it is a remibursement grant, you should create the invoice at Customers > Invoice for Time & Expenses.

10. Use the Job Estimates vs. Actuals Detail report (Reports > Jobs, Time & Mileage) for your grant budget report.  You can change the title of the report by clicking on Modify Report and selecting the Header/Footer tab.  Other useful reports (depending on what additional functions you turned on) are Open Purchase Orders by Job and Unbilled Costs by Job, both also found under Jobs, Time & Mileage, and Open Sales Orders by Customer (Reports > Sales).

Property Market Conditions Continue to Change.

While there are few markets in the country that have managed to survive the current housing market without any battle scars there are some markets that have experienced more serious issues than others. Two of the worst markets in the United States at the moment are Cleveland and Detroit; however, they are definitely not alone when it comes to markets that are falling with no end in sight any time soon.

By and large, the riskiest markets at the moment are those that are experiencing the highest rates of foreclosures. Other factors that are contributing to problem areas include high rates of job loss and slow job growth. Markets in which the number of homes for sale is rapidly rising are also experiencing significant problems. Rapidly rising property values just a few short years ago is also proving to be a stumbling block for many markets.

During the housing boom these markets commonly experienced property value increases of two-fold and even three-fold in many cases. Once the boom ended; however, these markets began to fall and as of yet, they have not hit the bottom. These markets are also at greater risk for problems due to the large presence of adjustable rate mortgages.

During the housing boom, as prices were escalating quickly, buyers frequently took advantage of adjustable rate mortgages to obtain even lower interest rates to make their housing payments more affordable. This was quite common in areas where first-time home buyers were struggling to afford the rapidly rising prices of homes.

The sub prime mortgage market is also more highly concentrated in these areas of the country. Lower interest rates at the time prompted many people to rush out and buy homes. Unfortunately, the credit profile of many of these buyers was less than sterling. Mortgage loans made in these markets during this time frequently involved sub prime, adjustable rate mortgages. As the market began to fall, interest rates began to increase. Today, those same homeowners are finding they can no longer afford their mortgage payments. The result? Foreclosures have risen sharply in market areas where the boom once allowed housing values to double and even triple practically overnight.

Economic conditions in many areas have further fueled the crisis. As the number of layoffs increase, the number of foreclosures and homes for sale seem to increase as well.

At the moment, the ten worst housing markets in the country are Sacramento, New Orleans, Detroit, Riverside-San Bernardino, Las Vegas, Tampa, Miami, Cleveland, Phoenix and Jacksonville, Florida.

Sacramento, considered to be among the top ten of the worst housing markets, has experienced a drop in homes prices that is well above the national average. Like many other housing markets in similar situations, Sacramento fell victim to a fast paced market and subsequent plummeting pricing. Today the median home price for homes in Sacramento remains far above other markets in the country, despite the worsening situation. Given the large number of houses on the market; however, this is far from good news.

In spite of the situation in Sacramento; however, it is definitely not the worst case scenario at the moment. That honor goes to Detroit, where market prices have experienced a drop of more than 7%. The key factor in Detroit is the massive amounts of layoffs stemming from the auto industry. Matters are not much better in Cleveland where median prices have also dropped by several percent and inventory continues to rise.

While these markets are not showing any signs they will rebound in the near future; there are some markets; however, which are actually posting increases. Seattle is one such market. Median home prices in Seattle have actually risen almost 9% in the last year. Other cities on the rise include Raleigh and Charlotte in North Carolina as well as San Jose, California. San Francisco is not far behind, garnering an increase of more than 7% in the last year.

It may surprise you to know that real estate agents aren’t always realtors. That’s why I wanted to make the distinction between the two in the Home Staging Glossary by Staging Diva. If you look closely, you’ll see that Realtorhas a ® symbol after it – an important detail to note.

The entry in the glossary for Realtor® reads: People often assume that the term realtor can be used interchangeably with real estate agent. REALTOR® is actually a registered trademark of the National Association of REALTORS (NAR) and only their members can properly be referred to as a REALTOR®.

If you’re using the word realtorin your website content, you can get in trouble becauseit is a trademarked phrase. When you make mention of a real estate agent and you know they are, in fact, a REALTOR® then you must type the word in capital letters with the ® symbol after it.

There are lots of great tidbits of information like this in the Home Staging Glossary by Staging Diva. Please take a few minutes to peruse some of the entries there. You won’t find strict dictionary-type definitions. Instead I’ve tried to breathe more life into each entry by adding tips or a link to an article on the subject.

He should also be present during your closing time so that in case that you have questions, he will be there to answer them.

In addition, a good realtor also investigates on any issues that will arise regarding your future new home. He will be the one who will determine if the home warranty is included in the price, as well as how much the property tax would be.
